2026 Conforming Loan Limits Increase to $832,750, Expanding Buying Power for Homebuyers

The Federal Housing Finance Agency has raised the conforming loan limit to $832,750 for 2026—an adjustment poised to positively impact affordability, accessibility, and financing flexibility.
“This increase is a game changer for buyers who want to stay within conforming guidelines and avoid the added requirements of jumbo financing,” said Meyers. “It expands the buying power of many clients who were previously capped by lower limits.”
With the new maximum loan amount, buyers can now take advantage of higher purchase prices with minimal down payment requirements, while still benefiting from conforming loan terms:

• 3% down on purchases up to approximately $858,000
• 5% down on purchases up to approximately $876,000

These expanded thresholds allow homebuyers to enter higher price brackets without crossing into the jumbo loan space, which typically involves stricter credit requirements, larger reserves, and more documentation.
